WQB Mold Removal is a Burnham, IL-based remediation company built around one idea: tell the customer the truth about what's in their walls, then fix it properly the first time.
We staff our Burnham crews with people who've handled crawl-space colonization, attic condensation mold, and post-flood contamination — not just cosmetic bathroom mildew.
WQB Mold Removal has passed inspection with Burnham, IL environmental and health authorities on remediation protocol, and we keep that documentation on file for every job.
Ask any Burnham property manager who's dealt with a bad remediation job and they'll tell you the same thing: the difference isn't the chemicals, it's whether the crew actually found and fixed the moisture source instead of just spraying the visible mold and leaving.
We also work directly with a network of Burnham-area contractors when a job needs drywall replacement, plumbing repair, or roofing work after remediation is complete, so you're not left juggling three different companies.
Some of the worst colonization in Burnham homes happens somewhere you'd never think to check.
That earthy odor in a closet or crawl space is often the first real clue, long before anything is visible. Our technicians can often narrow down the general location just from where the odor is strongest before ever opening a wall.
Any Burnham property with a prior roof leak, burst pipe, or flooding event is at higher risk if the drying wasn't done professionally. If a previous restoration job skipped moisture readings before closing the walls back up, hidden growth can sit undetected for months.
Children and older family members often show symptoms first, since they're more sensitive to airborne spores. A pattern of symptoms tied to one specific room in the house is often the strongest clue of all.
Green, black, or gray speckling around windows, vents, or baseboards is often just the visible tip of a larger colony. Don't assume a small visible patch means a small problem — the portion behind the drywall is often much larger.
Every job starts with an inspection, not a guess, so the scope of work matches what's really growing behind your walls.
Our emergency teams arrive with containment barriers and air scrubbers ready to deploy the moment they walk in. We also photograph the damage extensively on arrival, which helps considerably if you end up filing an insurance claim afterward.
We isolate the affected area with plastic sheeting and negative air pressure so spores don't spread to the rest of your Burnham home during the work. We'll also flag any structural repair the job needs and put you in touch with a trusted Burnham tradesperson if it's outside our scope.
Retail spaces, offices, and multi-unit buildings in Burnham, IL often need remediation scheduled around business hours to limit disruption. Multi-tenant properties in Burnham sometimes need coordinated notice to residents or staff, and our project leads handle that communication directly.
Buying a Burnham home? A pre-purchase mold inspection can catch problems a standard home inspection misses entirely. We use an independent third-party lab for analysis, which keeps our test results objective rather than tied to whoever's selling you the remediation.
Attic mold often traces back to poor roof ventilation or bathroom exhaust fans venting into the attic instead of outside. We often find the crawl space is the real source of a musty smell upstairs, even in Burnham homes where the visible living space looks perfectly clean.
For Burnham properties with chronic humidity issues, we design a long-term moisture control plan, not just a one-time fix. A small investment in prevention is almost always cheaper than paying for the same remediation twice.
No surprises, no vague timelines — here's exactly what happens once you call +1-844-578-1604.
A quick phone conversation helps us bring the right equipment on the first visit instead of a second trip. Photos texted ahead of time can help us prep faster.
We walk the property with a moisture meter and, when needed, take air or surface samples for lab analysis. You'll get a plain-language explanation of what we found before any decisions get made.
Containment barriers go up first, then affected materials are removed, treated, and HEPA-vacuumed according to industry protocol. We keep the work area as clean and orderly as the job allows throughout.
A final clearance test confirms spore counts are back to normal before we consider the job finished. We'll also walk the space with you so nothing gets signed off without your input.
Our estimates are itemized line by line, which means you know exactly what you're paying for and why.
Dispatch times in Burnham typically run same-day for active issues, because we staff enough local technicians to avoid the two-week backlog other companies run.
Every job includes documented before-and-after testing, not just a verbal assurance that "it's handled."
Our promise is simple: if the treated area shows regrowth tied to our workmanship within the warranty period, we return and correct it free of charge.
Plenty of companies will happily bill you for remediation on a repeat basis without ever mentioning the actual leak feeding the problem, and that's simply not how we operate in Burnham, IL.
Local reputation matters more to a small Burnham-area crew than a national franchise ever has to worry about, and that keeps us honest about scope, pricing, and timelines.
We stand behind every remediation job with a written guarantee, not just a handshake, because your peace of mind matters as much as the finished work.

The questions we hear before nearly every job.
Most Burnham calls get a technician on-site the same day, and active emergencies are prioritized ahead of routine inspections. If you're dealing with active water intrusion, mention that when you call so we can flag the job as urgent.
We quote the full scope up front after inspection, and that number doesn't change unless the scope does. We're happy to walk through the line items with you over the phone before you commit to anything.
Emergency dispatch is available 24/7 for situations where waiting even a day could worsen the damage. We also coordinate directly with plumbers or roofers when the source of the water needs to be stopped before drying can even begin.
We collect air or surface samples and send them to an independent lab for species identification and spore-count analysis. We'll walk you through what the lab report actually means in plain terms, not just hand you a page of Latin names.
Some policies cover mold tied to a sudden pipe burst but exclude long-term humidity issues, so it's worth checking your specific policy language. Our detailed photo documentation and written scope of work are formatted to make the claims process as painless as possible.
Timeline depends on the square footage affected and whether structural materials need to be removed and replaced. Drying time after water extraction can add a day or two before remediation itself even starts, depending on how saturated the materials were.
Anyone with asthma or mold sensitivities may want to arrange alternate accommodations during larger jobs, and we'll advise based on scope. We'll always tell you honestly if we think you should stay elsewhere rather than downplay it to keep the job simpler on our end.
We recommend keeping children and pets away from the containment zone until the area passes clearance testing. Once we complete post-remediation testing and the numbers come back clean, the space is safe to use normally again.
Post-remediation testing confirms spore counts returned to normal, and our guarantee covers regrowth tied to our workmanship. If the same conditions caused a prior remediation to fail, we'll flag that risk clearly before starting the new job.
Our dispatcher can walk you through what an initial visit includes when you call to schedule. Even a phone consultation before scheduling can help you understand whether what you're seeing warrants a visit.
Remediation focuses on removing the active colony and correcting the moisture source so the environment no longer supports abnormal growth. Any company promising 100% mold removal is stretching the truth, since outdoor and indoor air both naturally carry some spore count.
DIY treatment can also mask a problem temporarily, which sometimes delays proper remediation until the issue has spread further. For small, non-porous surfaces a simple cleaning may be fine, but anything on drywall, wood, or carpet usually needs a professional look.
